How to Choose a Cleaning Company in Miami: 9 Questions to Ask Before You Book
Hiring a cleaning company is not like ordering a meal. You are giving a stranger a key to your home, trusting them around your belongings, and paying for a result you cannot fully inspect until they have left. In Miami, where the market ranges from a neighbour with a mop to insured companies with uniformed teams, the gap between a good choice and a bad one is wide.
These are the nine questions we would ask before letting anyone clean our own homes. Ask them of CleanOrdex too; a serious company will have a clear answer for every one.
1. Are you insured, and can you send me the certificate?
General liability insurance covers damage to your property; workers' compensation covers an injury to the cleaner while in your home. Without both, an accident can become your financial problem. In Miami high-rises, building management will also require a certificate of insurance (COI) before granting access, so an uninsured cleaner may not even get past the front desk. Ask for the certificate, not just a yes.
2. Are your cleaners employees or subcontractors, and are they background-checked?
Many platforms simply dispatch independent contractors they have never met. That can mean a different person every visit, no training and no accountability. Ask who shows up, whether they are background-checked, whether they wear a uniform and whether you will see the same team on recurring visits. At CleanOrdex, every team member is vetted before hire, trained to one written standard and held to it on every visit.
3. What exactly is included? Can I see the checklist?
"A standard clean" means nothing until it is written down. A real company works from a checklist that defines each room, and offers a separate checklist for deep cleaning, move-in / move-out and Airbnb turnovers. If you cannot see the checklist before booking, you cannot hold anyone to it afterward. Our services page lists what each service covers.
4. Is the price flat, and is it confirmed in writing?
An hourly estimate becomes whatever the cleaner decides it is at the end of the visit. A flat, written quote ties the price to the scope. Ask: will this number change when you arrive? The right answer is no. CleanOrdex confirms every quote in writing before the appointment and never changes it at the door. For a sense of fair 2026 rates, read our Miami house cleaning cost guide, or see our starting prices on the pricing page.
5. What happens if something is missed?
Every company misses something eventually. What matters is the policy. Is there a guarantee? How quickly do they return? Is the correction free? Ask for the answer in writing. Our standard is simple: anything on the checklist that is not right is corrected within 24 hours at no charge.
6. What happens if you are late or cancel?
Reliability is the real product. A cleaning that does not happen on the day you planned, before guests arrive or before a move-out inspection, has zero value. Ask about their on-time record and their policy if they miss the window. At CleanOrdex, your appointment is held as booked; if we miss the window, that visit is free.
7. Do you bring your own supplies and equipment, and what products do you use?
Professional companies bring commercial-grade equipment and their own supplies. Ask whether products are safe for your specific surfaces: natural stone, hardwood, lacquered cabinets and glass railings are common in Miami homes and are easily damaged by the wrong chemical. If you have children, pets or allergies, ask about low-odour or eco-certified options.
8. How do you handle keys, alarm codes and building access?
A serious company has a protocol: who holds the key, how codes are stored, how access is logged, and how the front desk, COI and loading dock are coordinated for condo buildings in Brickell, Downtown, Sunny Isles or Miami Beach. If the answer is vague, the risk is yours. You should also receive a written confirmation when the visit is complete, so you know exactly when your home was entered and left.
9. Can you show me reviews from clients in my area?
Look for recent, specific reviews from your neighbourhood, not generic five-star ratings. Patterns matter more than any single comment: do reviewers mention the same team, punctuality, communication? Also check how the company responds to criticism. Our service areas page shows the twelve neighbourhoods we work in every week.
Red flags that should end the conversation
Cash only, no invoice.
No written quote, or a price that "depends on how it goes".
Reluctance to send an insurance certificate.
No cancellation policy, or one that only protects the company.
Reviews that are all identical, all recent and all five stars.
Pressure to book today with a discount that disappears tomorrow.
A simple scorecard
Rate each company from 0 to 2 on these six points: insurance, vetted team, written checklist, flat written price, guarantee, reliability policy. Anything under 9 out of 12 is a risk you do not need to take. Price should be the last filter, not the first.
Frequently asked questions
Should I hire an individual cleaner or a company?
An individual can be excellent and less expensive, but you carry the insurance, scheduling and reliability risk yourself. A company gives you backup when someone is sick, insurance when something breaks and a standard that does not depend on one person's mood.
How much should I tip a house cleaner in Miami?
Tipping is optional. If a team did outstanding work, 10 to 15 percent or $10 to $20 per cleaner is a common gesture. A good review is just as valuable.
Is CleanOrdex insured and background-checked?
Yes. Every team is vetted before hire, trained to one written standard and insured. Ask us for the certificate when you request a quote.
